Last week you got loan approval in principle, chose a house, haggled the price, hired a solicitor and started contracts rolling. Now for the science bit pay attention: Loan approval At this point you will need to apply for your loan approval; this involves getting the full loan pack issued. Your broker or bank will give you a full list of all the paperwork you will need to submit if you have not already done so. It is at this stage that an independent valuation will be carried out. This is a fee you will need to cover. Life cover will also be required. Deposit Once all of the paperwork is in order, your bank will issue the full loan pack to your solicitor. When the solicitor is satisfied with the contents of the contract for sale, you will then need to sign the contracts. It is in turn returned to the developers or sellers solicitor along with the contract deposit, which, depending on the agent, may be a percentage of the sale price (usually about ten per cent). Once you have returned your contracts and deposit, your deposit becomes non-refundable. Snagging Once contracts have been signed and exchanged you will be notified of a completion date for your new home, and be invited to snag the property, if it is a new build, says Anna Durkan, of Durkan Residential. You can employ a person to carry out the snag for you, or indeed a willing friend or family member may do it as a house-warming present. The snag list for example loose wires to be tidied up or lawns to be seeded is given to the developer/ agent for completion. Once any loose ends are tidied up, you will be invited to sign off on the list. Completion The standard time allowed from the completion date to the close date is 14 days. Most lists only take a few days to complete. Once you are happy that the list has been completed satisfactorily and everything else is in order, you will need to instruct your solicitor to close the deal. They will already have been notified of the closing date by the developers solicitor so once you give the go ahead they will request the draw-down of your loan from the bank. You may need to sign some more paperwork with your solicitor but once the funds are in order the solicitors arrange a closing appointment and keys can be handed over when all the details are finalised this is usually in the same day as when funds are received. And finally... Enjoy your new home. Remember to be a nice neighbour you dont want to bring the value of the area down.
